Do I need Planning Permission for a conservatory?

The short answer is no, you may not need planning permission. Please note however that this entirely depends on the size of the extension and how tall it is, in its simplest terms this is what you need to know.


You do need Planning Permission if:

- More than 50% of the land around the original house is to be covered.

- The extension/conservatory is on the front or side of the house which faces a road.

- If the conservatory is higher than the highest point of the roof of your house.

- The apex of the conservatory is higher than the existing house.

- The apex is higher than 3 metres if within 2 metres of the boundary line.

Conservatories built to the side:

§ More than single story or 4 metres.

§ Wider than half the width of the original house.


Conservatories built to the rear:

§ Extends more than 6 metres from the rear of the house (Semi Detached)

§ Extends more than 8 metres from the rear of the house (Detached)

§ More than 4 metres in height

How big can I build my conservatory without planning?

This is completely down to the guidelines listed above.

Please note however any conservatory over 30 square metres will be subject to building regulations.

Do I need Building Regulations for a conservatory?

In short no you do not as long as you follow the guidelines.


- Built at ground level

- No more than 30 square metres

- Separate to the house, by an external wall or windows.

- Heating system is separate to the main house and can be turned off.

- Glazing and electrical installation comply with relevant building regulations.
